About RV Annual

A directory built by an operator,
for operators and residents.

RV Annual is the national directory for annual, seasonal, and long-term RV community living. Renters come here to find a site for months or years, not a weekend. Operators list here to reach people who already know what they're looking for.

Founder, RV Annual

Hospitality Heart, Business Operations Mind
Builder. Leader. Mentor.

Robert Earl founded RV Annual to fill the gap he kept running into from both sides of the directory: every major platform was built for overnight campers, but more and more renters wanted to stay for months or years. The two sides of the market needed a clean place to meet.

Robert has been a campground and RV park owner, operator, and hospitality manager since 2020, and currently serves as a District Manager overseeing multiple parks in Central Florida. Before and alongside the park work, he built a 25+ year award-winning career as a real estate professional, holding active licenses in Florida and Georgia. The editorial voice of RV Annual — that a lease is a legal agreement, that documentation matters, that win-win outcomes are possible — comes directly from that background.

Before he ran RV parks, Robert lived the product. He and his wife traveled full-time in their RV for two years with their two dogs, visiting 33 states coast to coast. Been there, done that. Most of the practical advice on this site comes from having been on both sides of the pedestal.

Robert is a teacher at his core. He formerly cohosted the Campground Catalyst podcast, has been featured on industry podcasts including the Workamper Show, and continues to mentor owners, operators, and staff across the campground and hospitality industry.

Robert is not an attorney. RV Annual is not legal advice. What it is: firsthand experience from two years of full-time RV living plus years of running parks and selling homes, grounded in primary-source citations. When the law matters for your specific situation, consult your own attorney or state agency.

Editorial policy

Experience-grounded. Every post is written from an operator's and long-term resident's vantage point, anchored in real communities and real residents' situations — not generic content recycled from other directories.

Primary sources over secondary. When a post references a statute, we cite the statute. When a post references an IRS rule, we cite the Publication. When we report a rate range or rule of thumb, we name the factors that produce it.

Not legal advice. RV Annual is not a law firm. Our posts are educational and reflect operator and resident experience. For specific situations, consult your own attorney, CPA, or state housing agency.

Updated and dated. Every post shows its published date and last reviewed date. When we correct something materially, we note the correction publicly.
